Conveyancing and Property

Fonseca Law can offer you a wide range of conveyancing and property services and are able to deal with your transaction whether you are moving home or buying or selling a commercial property, a business, or taking or granting a lease or tenancy.

Residential Conveyancing

We specialise in residential conveyancing and recognise that moving home is one of the most stressful times and we aim to make the whole process easier and simpler for you whilst ensuring that we pay the utmost attention to detail in your transaction.

We appreciate that cost is a major factor when choosing your solicitor and we shall always advise you of the total cost at the outset and are happy to provide you with a competitive quote which still enables us to carry out the necessary searches and checks to protect your best interests. We have a wealth of experience and a great deal of local knowledge of the South Wales area which we can share with you. We have dealt with properties of all values and deal with many right-to-buy transactions.

Should we carry out your conveyancing we shall always highlight any potential problems from the outset of the transaction and our aim is to conclude matters in advance of your expectations.

We are accredited members of the Law Society’s Quality Conveyancing Scheme which means that we meet the high standards set by the Law Society to ensure that we give clients a professional and quality conveyancing service.

For any residential conveyancing enquiries please contact Mr David Thickins or Mrs Laura Lewis.

Commercial Property

We are able to offer an efficient and thorough service when it comes to commercial property, whether you are a business with previous experience of commercial property or an individual investing in your first business.

We are experienced in drafting leases and licences and we recognise the importance to many of producing these documents in a short-timescale. Upon instructing us we shall always let you know at the outset how quickly we are able to fulfil your needs.

We have a wealth of experience in dealing with the sale and acquisition of businesses and properties and are able to handle all aspects of your transaction including dealing with the transfer of any staff and ensuring that any appropriate licences are in place to dealing with the transfer of stock and any continuing contracts.

We have acted for and continue to act for many local businesses in the Blaenau Gwent area and further afield.

We are able to act for you in relation to a rent review under a lease. We also deal with option agreements.

For any commercial property enquiries please contact Mr David Thickins or Mrs Laura Lewis.

Landlord and Tenant

We are accomplished lease draftsmen and are able to produce leases and tenancy agreements promptly upon full instructions.

We also act regularly in relation to disputes between landlords and tenants.

We are able to act for both landlords and tenants in possession proceedings and have a very successful case history when acting for landlords within the parameters of landlord and tenant law.

Property and Land

We are experienced in dealing with all aspects of land and property law and have a wealth of experience in adverse possession claims and dealing with common land. We can also deal with rights over land, whether you are seeking to acquire, clarify, or extinguish a right.

Our property department can also advise you on trusts in land which are acquired informally or through joint ownership and this area of law often goes hand in hand with family law.

We can deal with applications for planning permission should you require this.

We were recently instructed by a commercial developer to defend ownership of an extensive area of woodlands acquired by adverse possession.

Our litigation department is happy to deal with property disputes whether arising from a transaction or a dispute with a neighbour over for example a boundary or a right of way. Our property department liaises closely with our litigation department in relation to property disputes, two heads are better than one!

If you have any questions or wish to instruct us in relation to a general property issue including adverse possession, or for a property dispute please contact Mr Patrick Meadows.

Regardless of your conveyancing need, we can help. To find out more, please complete our online conveyancing quote form and one of our experienced team of solicitors will get back to you.
